Where to start, I tried most places, but the prices are just high to rent .. Where next?

I taught Belly dance for long time now and thats how I make half my life teaching at colleges and do other work on weekends. Now I really want to start my own dance school. teach every evening after college and a career and abandon my work weekend. I wanted to Salsa, Maringue, Bachata, classical, contemporary, jazz, belly dance, hiphop, pop and locks and forms just really different styles of dance .. When should I start? I've been watching all the studio. They are either small, expensive or simply not sure .. I am a starter and I meaning im not willing to pay more than 300 pounds per month for a studio .. I am sure that there are different ways to do the less expensive and more profitable. Help me please.

I do not know when it comes to Studio How to find a rental hall near your area?, they are usually close to most places.
